Asset Type: Existing low-coverage industrial sites with outdoor storage

Minimum Deal Size: $1 Million +

Transaction Scope: Single-asset or portfolio acquisitions

Land Size: 1+ usable acres

Land Utilization: < 40% building coverage

Occupancy: Leased, Vacant, Sale- Leaseback

Location: Infill with proximity to critical infrastructure

Markets: Top 50 MSA's or high-growth secondary markets

Tenancy: Single-Tenant or Multi-Tenant

Zoning: In-place industrial zoning allowing IOS uses by-right
